In Altoona's Spring Creek Ridge, the Lender Is Part of the Price

October 8, 2026

Lennar's Des Moines-area fall promotion offered up to $5,000 toward closing costs on select new homes. A buyer had to sign between September 28 and October 4, 2026, close by November 30, and finance through Lennar Mortgage. If you went with an outside lender or a later closing date, the credit didn't apply. Today, that structure is the most useful thing to understand about buying new construction in Altoona.

In Altoona, the country's two largest homebuilders are selling in neighborhoods that share a name. Lennar is selling at Spring Creek Ridge North, and D.R. Horton is selling at Spring Creek Ridge West. Each one owns a mortgage company. On both sites, much of a new home's real cost sits in financing terms that a resale seller across town doesn't have.

Two Builders Sharing One Name

Lennar's community page lists Spring Creek Ridge North at $391,990 to $429,990. The sales location is at NE 80th Street and Edwin W Skinner Parkway, and the community is described as having large homesites with green space or lake views near Spring Creek Park. The Harrison plan starts at $391,990 for three bedrooms, two baths and 1,579 square feet. The four-bedroom Jasper starts at $401,990.

D.R. Horton's Spring Creek Ridge West, at 1028 33rd St SE, starts at $344,990 for its Express Series. Homes run from 1,498 square feet up to 2,556 square feet. The listed standard features include quartz countertops, LVP flooring, stainless appliances, an electric fireplace and smart home technology.

The base specs look similar on purpose. Lennar markets an "Everything's Included" program that makes upgrades like quartz or granite counters and stainless appliances standard. Business Record noted that those features cost extra with many other builders. When both builders include the same finishes, the countertops stop being what sets them apart. Financing becomes the difference.

How the Offers Actually Work

Every incentive running in the metro this fall comes with conditions. Here's how they compare, as advertised:

Builder Advertised offer Conditions Deadline
Lennar Up to $5,000 toward closing costs on select homes Financing through Lennar Mortgage Sign 9/28 to 10/4/26, close by 11/30/26
D.R. Horton "Special interest rate" and closing-cost help Financing through DHI Mortgage, certain homes, no rate published Described as limited time
Jerry's Homes $10,000 on select single-family inventory, including Altoona Can go toward a rate buydown, closing costs, appliances, blinds or upgrades Accepted offer by 11/6/26, close by 12/31/26
Hubbell Homes Up to $2,500 toward upgrades and up to $3,000 toward closing costs on select homes Full price, preferred lender for the closing-cost portion Contracts 10/1 to 10/31/26

The table shows a few things. A $5,000 credit on a $391,990 Harrison comes to roughly 1.3% of the price. The $10,000 from Jerry's Homes is a bigger dollar amount, and the buyer chooses where it goes, including a rate buydown. D.R. Horton's offer is the hardest to compare because its local pages don't publish a rate. You only learn the number by asking. Each of these offers has an end date, and they will be replaced by new ones, so it makes more sense to compare structures than specific deals.

Why a Two-Week Rate Jump Matters Here

Freddie Mac's weekly survey had the 30-year fixed average at 6.95% on September 17, 2026, then 7.03% on September 24, then 7.28% on October 1. In two weeks, the rate a buyer was quoted in mid-September went up by a third of a point.

When rates rise, the buyer's problem is the monthly payment more than the sticker price. A builder with its own mortgage company can work on the payment directly. Business Record's June coverage of Lennar's arrival said Lennar Mortgage offers rate buydowns and down payment assistance of up to 5% toward upfront closing costs. The example it gave was a 4.99% adjustable rate in the Sacramento area, fixed for seven years before adjusting every six months. That example is from California, not Iowa, and no Iowa rate has been published. It does show what kind of tool the company brings.

"We know that Lennar will come in with an entry-level product, and because they have that national scale and capital capacity to offer very enticing rate buy-down incentives that will help that entry-level, monthly payment-strapped buyer," Cara Lavendar of John Burns Research & Consulting told Business Record. "That's good for the entry-level buyer but if you're a resale seller, you can't offer that."

Each week rates go up, a payment-focused incentive is worth a little more to a buyer. That's because the gap between the market rate and whatever rate the builder can arrange gets wider. The closing deadlines also matter. Lennar's November 30 cutoff and Jerry's December 31 cutoff push buyers to lock in on the builder's schedule.

The Executive Who Brought D.R. Horton Here Now Runs Lennar Iowa

The two Spring Creek Ridge neighborhoods share some history. When Lennar announced on September 24, 2026 that it would open models in five Central Iowa communities in October, the release quoted Seth Moulton, president of Lennar's Iowa division. Moulton and his brother Josh owned Ankeny-based Classic Builders from 2006 until late 2018. That's when D.R. Horton bought the company, and Moulton later held a leadership role with D.R. Horton.

That 2018 deal brought D.R. Horton into the market. The company paid $60 million in cash for Classic Builders, which was then the metro's largest builder by volume. By 2025, D.R. Horton was pulling nearly 25% of the metro's single-family and townhome permits, 725 in all. In the first half of 2026 it pulled 253 more, well ahead of Hubbell Homes at 129.

The national builder also changed how buyers shop. Rachel Flint, who oversees homebuilding at Hubbell Realty Co., told Business Record that local builders had stopped using model homes. Since D.R. Horton arrived, "we now have model homes that we have sales people sitting in five to seven days a week." At Spring Creek Ridge West, D.R. Horton's posted hours are Monday through Saturday from 10 a.m. to 6 p.m. and Sunday from noon to 5 p.m. Lennar's Altoona site was listed as by appointment only ahead of its October model openings.

Mitch Johnson, president of the Home Builders Association of Greater Des Moines, called the competition healthy. He said "there's still a lot of pie, so to speak, that can be divided."

What This Means for an Altoona Resale Listing

The Des Moines Area Association of Realtors reported 4,702 active listings across its seven-county area in August 2026. That's up 11.8% from 4,206 a year earlier. Days on market were 50, down from 53 the previous August but up from 49 in July, and the median sale price was $319,725. These are metro-wide numbers. DMAAR doesn't publish an Altoona breakdown, and September figures weren't out as of early October.

In a market with more inventory, homes are still selling at the same pace, and prices are still rising. So the pressure Lavendar described would show up gradually. She expects resale sellers to "feel some of the pain with listings staying on the market longer and pressure to lower their pricing." In Altoona, that pressure is concentrated. A buyer looking at a resale home near Spring Creek Park can drive a few minutes and see two builder sales offices quoting monthly payments rather than prices.

For a seller, this means the listing gets compared on a monthly payment basis, whether or not it's priced that way. A resale home can still compete on things a new build doesn't have yet, like a mature yard, a finished basement or a closing date set around the buyer's schedule. Flint described local builders the same way. They've responded to national competition by diversifying, adding townhomes and higher-end houses, and in some cases expanding outside the metro.

Questions for Any Builder Sales Office

  1. Does the incentive require the builder's affiliated lender, and what happens to it if I use my own?
  2. Is the advertised rate fixed for the life of the loan, temporary or adjustable?
  3. What are the signing and closing deadlines, and what if construction runs past them?
  4. Which homes count as "select," and are they finished or still under construction?
  5. What's the HOA, and what does it cover? D.R. Horton lists an HOA at Spring Creek Ridge West.
  6. Can I get the incentive as a price reduction instead, and how would that change my payment compared to a buydown?

A Few Quick Answers

Is Lennar building anywhere else near Altoona? Yes. Lennar lists Deer Run in Mitchellville at $321,990 to $376,905 and Woodbury in northeast Des Moines at $386,990 to $426,990. It also has homes under construction in Bondurant.

Are local builders lowering prices because Lennar showed up? No source has tied a specific local builder's pricing to Lennar's arrival. The Jerry's Homes and Hubbell offers are running at the same time, and nobody has reported them as a response.

Do builder incentives stay the same week to week? No. Each offer above has a printed end date, and builder inventory pages change often. Ask for terms in writing on the day you sign.
